The Most Expensive Homes Sold In Franklin County In July 2026

The most expensive home sold in Franklin County in July 2026 was 5681 Rager Rd in Canal Winchester, a 1988 ranch on one acre that closed at $13.1 million on July 8. That is not a typo, and there’s a story in it. Below that sale sit four that look a lot more like a normal luxury market: three Upper Arlington houses and an Arena District condo that beat one of them.

Sale prices are public record, so every number here comes straight from the Franklin County Auditor’s books, not from listing sites. By my count from the auditor’s weekly sales reports, roughly 1,900 homes changed hands in the county in July at a median price of about $315,000.

Eight sales hit $2 million or more. These are the top five.

5681 Rager Rd, Canal Winchester: $13,100,000

Sale price: $13,100,000 (July 8, 2026)

Details: 3 bedrooms, 2 bathrooms, 1,508 square feet on one acre, built in 1988, Canal Winchester schools

About the house: Here’s the sale that had me re-reading the auditor’s record three times. It’s a three-bedroom ranch from 1988, about 1,500 square feet, and the same parcel changed hands in March 2024 for $204,400. Twenty-eight months later it transferred for $13.1 million. The buyer is an LLC called Canal Crossing Commerce Center, which tells you most of what you need to know. Nobody pays 64 times the going rate for a two-car garage. My read is that this price covers a development deal on the ground around Rager Road, recorded against this one-acre lot, with the house along for the ride. The auditor classes the parcel as residential, so by the rules of this list it sits at number one. I’d rather show you the strange sale than pretend it didn’t happen, and the $204,400 it fetched in 2024 is the number to remember.

Details: 5 bedrooms, 6 full and 2 half bathrooms, 5,341 square feet, built in 2018

About the house: If you want the biggest sale that’s really about a house, this is it. White board-and-batten, black trim, a deep front porch and twin chimney pots, the full modern farmhouse treatment on a city street. It went up in 2018, and new construction with six full bathrooms is a rare thing in a city whose housing stock mostly dates from the 1920s through the 1960s. That scarcity is the premise of the price. Strip out the Rager Road deal and this was July’s top sale by more than $400,000.

2528 Onandaga Dr, Upper Arlington: $3,360,000

Sale price: $3,360,000 (July 20, 2026)

Details: 3 bedrooms, 4 full and 2 half bathrooms, 5,862 square feet on about a third of an acre, built in 2007

About the house: Stone walls, a slate roof, two chimneys and a paver drive, and only three bedrooms in nearly 5,900 square feet. That works out to almost 2,000 square feet per bedroom, so the rooms are enormous and somebody built this place to entertain rather than to fill with kids. The deed was a fiduciary deed, which in plain English usually means a trust or an estate was on the selling side. Whoever bought it got the biggest house in this month’s top five, all 5,862 square feet of it.

Details: 4 bedrooms, 4 full and 2 half bathrooms, 4,160 square feet, a unit in the Parks Edge condominium tower, built in 2016

About the house: The one entry on this list that isn’t a house, and the sale I find most telling. Parks Edge is the glass tower on Spring Street next to North Bank Park, and 4,160 square feet of condo is bigger than most houses in this county. County records show the unit last sold in August 2021 for about $2.9 million. Five years later it cleared $3.1 million. A $3 million downtown condo market didn’t exist in Columbus ten years ago, and now it has repeat customers.

2356 Oxford Rd, Upper Arlington: $2,700,000

Sale price: $2,700,000 (July 22, 2026)

Details: 4 bedrooms, 3 full and 1 half bathrooms, 3,749 square feet on nearly half an acre, built in 1935

About the house: A 1935 stone house in old Upper Arlington that sold for $2 million in February 2024 and $2.7 million this July, per the auditor’s transfer record. That’s $700,000 of appreciation in about two and a half years, and the buyer this time was an LLC, which makes me curious what happens to the place next. Nobody is building more 1930s stone on Oxford Road, and the market priced this one accordingly.

Just missed the list: three sales tied at exactly $2 million, a 2017 build on Fox Ln in Worthington (July 6), a 1999 house on Tarrington Ln in Upper Arlington (July 30), and a Bexley house on Ashbourne Rd (July 2).
